Dyersburg rentals and Dyersburg real estate sales!

I have received at least 20 valid requests for rental properties in the last seven days. It appears that our economy is very strong with several factories expanding their operations. Many are calling who are going to work at NuCore Steel in Blytheville,Arkansas. NuCore is making acquisitions of existing steel mills across the southeast area and bringing these people in temporarily until the new mills are ready. We are also getting calls from people relocating here to work at Quebecor World Press. Also, some consolidation in the rubber industry has people relocating to Dana in Newbern. Just last Thursday, the new plant manager for a Siegel Roberts plant in Ripley walked into my office for information about the local area. There is also a new factory in Blytheville(metal tubing) that has been bringing in a lot of people.

Several months ago, I wrote an article about Dyersburg becoming a micropolitian area. The hugh demand for rentals and single family homes to purchase prove the point that Dyersburg is indeed changing. Even the local hospital is adding several positions(looking to rent and buy).

Because of the changing demand for rentals, this morning I talked to a rental property owner(over 75 units)who told me he would work with me and my clients on a month to month basis instead of a year's lease. Many of my new clients and customers are wanting to rent short term and then after learning the area(after 2-3 months) then purchase. I also offer to my clients month to month rentals on my properties but they are staying full. This new agreement I have in place should help people relocating to our area.

Dyersburg rental property update and market conditions in Franklin,Tn!!

Just a quick update for my readers concerning rental properties. My staff and I get about 15 calls a day looking for single family homes to rent. We also get about 10 calls a day for apartments. For the last 6 months the supply for both has all but dried up. We either own or manage over 40 units and they are all full. Only about 8 of these are single family homes. If you are looking for either, please call me to check on availability and if we do not have anything available, we will beat the bushes for you.

Also, I posted last time about my trip to the Tennessee real estate convention and about my discussions with realtors from across the state. I just got off the phone with a realtor from middle Tennessee-Franklin/Cool Springs area. He told me he was too busy with clients to go to the convention. I said in my last post that this area is the busiest area in the state of Tennessee right now. Real estate convention,Tennessee real estate market conditions and vacation!!

On October 3rd, I left Dyersburg and went to San Antonio to attend the Tennessee Association of realtors annual convention. As the 2005 (past president) of the Dyersburg board of realtors, I assumed the role for 2006 as the TAR director representing our board. Because of important information affecting our board and real estate in general, my board paid my expenses for the trip.

Not only did we receive extensive classroom training on subjects covering ethics, changing market conditions, how to better represent your client,etc but I also had an opportunity to discuss market conditions with other realtors from across the entire state of Tennessee.

Here is a synopsis of what I learned. The hottest area in real estate is in the middle Tennessee area especially around Franklin and Brentwood. Their market is being driven by the recent announcement of a major car manufacturer moving to the area. My realtor friends in East Tennessee say they are still busy but instead of working alot of multiple offers on properties they are getting just one offer at a time for the properties. This means the average marketing time there has changed from 30 days to 60 days. Many of the realtors there welcome the slower pace. The realtors I talked to from West Tennessee all reflect the same market conditions we are currently having in the Dyersburg area. The average marketing time for properties priced within 2% of value are selling within 60-90 days. All of the realtors I talked to stated that properties priced at actual value are selling quickly and the properties priced above value are taking alot longer to sell.

I had a great trip to San Antonio but left there to take a vacation in Florida. I went to Destin and relaxed on the beach and did some deep sea fishing. Our boat caught alot of big King mackerel. I had my blackberry with me and negotiated 3 property sale contracts while on my trips.

My vacation is over and I am back to work full time. My office staff and I are indeed very busy assisting clients and customers both on the listing side and sales side.
