A new company named <b>Frazier Industrial</b>(great name) just announced that they have selected Dyersburg where they plan to build a state of the art manufacturing facility.<br />

Their plan is to complete construction in 2018 and hire 120 people. Carlos Oliver the CEO of the company stated at the announcement that one factor that helped their decision to build here is the Tennessee General Assembly passed a new law(Improve Act) that was signed last month that will give manufacturing companies the option to use a single weighted sales factor which is a new form of tax break. I expect that many more manufacturing companies will also start relocating to Tennessee and also to Dyersburg.<br />

These numbers are for all of Dyer County including Dyersburg and Newbern. These numbers include all sales of residential, lots, land, commercial, industrial, and multi family.<br />

From these numbers it appears the market was better in 2015 but notice the inventory of listings dropped from 163 to 102. Also, the average sales price increased from $111,856 in 2015 to $116,835 in 2016. The average days on the market in 2015 was 118 and that dropped dramatically in 2016 to 87.<br />
<br />
Last year there were many foreclosures listed and sold and that number has dropped dramatically. My take on the current real estate market is inventories are dropping(due to sales increasing) and sales prices are increasing. There are still some properties on the market that have been listed for quite some time(like my 1591 Laura Lane) but many are selling as prices are rising. The Laura Lane house is reduced to $249,900 so it too should sell very soon.<br />

Dyersburg is getting new industries and consumer confidence since the election is soaring.<br />

All of west Tennessee has been lagging behind middle Tennessee and east Tennessee for the last several months. I have not pulled the numbers(but plan to soon) but we are starting to run out of inventory and this is finally driving up our sales prices. Homes that we have been having trouble selling suddenly become pending sales.<br />

My prediction is the sales prices will soon exceed the list prices in some price ranges and we will see a lot more multiple offer situations. There are lots of families starting to relocate to <b>Dyersburg</b> who are coming for job transfers and new jobs. A new plant just opened in Union City and a new plant is opening very soon in <b>Dyersburg</b>. People relocating to the area for jobs want to live in Dyersburg because of the excellent schools, access to health care and shopping and fairly low crime rate.<br />

Another reason I can tell the real estate business is picking up is because of the sudden increase in rental demand. The rental market has always been good here but over the last 90 days it has accelerated even more.<br />

First of all let me say that our Carousel Realty December closing board is almost completely filled up with closings. I do not remember a December with some many projected closings.<br />

I talked with David Hayes(who is the President of Security Bank in Dyersburg) today about what the analysts are saying about next year. He told me that interest rates are projected to stay in a pretty narrow range like we have been seeing. He also said the rural markets will lag behind the metro markets.<br />
<br />
Another banker told me about the same thing today. He too believes Dyersburg's market will continue to improve but maybe not as much as the larger cities.<br />
<br />
Now here are some of my own observations:<br />

The local economy is still tied to the national economy which is tied to the world economy. China and other countries are still experiencing sluggish business activity which in turn affects us all.<br />

The current leadership of our country has so many regulations and new regulations in place that are a definite drag on our national economy. A pro growth president could do much to improve the U.S. economy.<br />
<br />
I predict the <b>Dyersburg real estate</b> market will continue improving gradually. With a new Republican congress coming in early January, that will have little effect on our economy. I ran the numbers for the month of October and had to interpolate the data with one company leaving our MLS last year.<br />

This data should be close for total sales of homes in <b>Dyersburg and Dyer County</b>.<br />
For<b> Dyersburg total home sales</b> were $2,100,471 which is an increase of 56% over $1,343,151 for October 2013. The average sales price was $161,127 for Oct 14 verses $103,319 for Oct 13.<br />
<br />
For <b>Dyer County</b> total home sales were $1,852,311 for Oct 2014 verses $1,563,000 for Oct 2013 which is an increase of 18% over last year. The Dyer County results do not include the Dyersburg sales. The average sales price for this year in October was $189,433 verses $173,666 for Oct 2013.<br />
<br />
Notice how the average sales price increased in both Dyersburg and Dyer County. The reason for this is because there was considerable less foreclosures than last year and many more "normal" sales.<br />
<br />
Personally, I will go over 3 million in sales which is a career high for me. Most of my agents are also having record years. Looking at the raw numbers for April, I don't see any farm sales which drop us from $7,188,802 sold in 2013 to $6,337867 sold in April of this year in the Dyersburg market.<br />

Just looking at the numbers for my company Carousel Realty we had $1,243,800 in sales for April which was 23.29% of the total for the MLS and Carousel Realty was #1 company in our MLS for the month of April.<br />
<br />
The single family percentage sold verses listed in April 2013 was 50% but the same period this year it was 82.76%. This means that our prices are firming up and homes are selling.<br />
<br />
The single family average days on the market in 2013 was 201 days but this year for the same period it was 156 days. This too confirms our <b>Dyersburg real estate</b> recovery.<br />
<br />
Yesterday I told a client that our sale price to list price ratio was 90.16% which means that homes are priced correctly then they are selling for a little over 90% of the list price. During a real estate recovery that number for the Dyersburg market is usuallly 90-94%. This would explain why low low offers are not even considered if the seller is not in distress.<br />
<br />
Good real estate news has been the norm across the country for the last 6 months and Dyersburg is also celebrating that good news. <br />
