1st Quarter Dyersburg Real Estate Market Statistics

As promised a few posts ago here are the first quarter results for sales in the Dyersburg,Tn area.

First of all I said in an earlier post that this quarter would surpass last year but according to these hard numbers that is not the case.

For all the areas that the Dyersburg realtors service, the total sales for the first quarter of 2011 were 64 units and $4,378,090. For the same time last year(2010) the total sales were 78 units and $6,232,262. This would be a decrease of about 19%. I believe part of the reason for the decrease is because the bank lending standards continue to tighten preventing some to purchase that would have qualified in 2010.

The numbers also reflect that Dyersburg and Dyer County fell by 14% and all the other areas had larger drops to bring us that total area 19%.

In Dyersburg the average sales price was $62,832 verses $74,002 a year ago which is a drop of 15%.
I believe what brought the average sales price down so much was the foreclosures here in the Dyersburg area.

One bright spot for the Dyersburg real estate market, the pending home sales appear to be up over this time last year and I believe that is a trend that was just reported nationally.

Dyersburg Official Interviewed

A couple of days ago I interviewed an official with the city of Dyersburg. He asked me not to mention his name.

He was excited about the different projects currently underway primarily in the final stages of preparation before actual construction begins. Most of these projects are retail in nature. One of these is Big Lots.I will give additional information as soon as it is all public knowledge.

It was also disclosed that an outside firm is close to picking Dyersburg and the new spec building for their plant location. Again, I will disclose that information as soon as it becomes official.

As you can tell, I am excited about Dyersburg's future and proud to live and raise my family here in Dyer County.

New Family Rolling In To Dyersburg Today To Purchase

Later this afternoon I start working with a family moving here from Paraguay. This family is going to work for our church. Chris will be our new family minister. They have 3 kids and a dog.

Chris and Vicki really need 4 or more bedrooms with 2500+ heated and cooled sq feet, open floor plan, 2 car garage and bonus room or office.

Dyersburg Real Estate Market Is Improving

Over the last several weeks I have mentioned increased job openings in the Dyersburg,Tennessee and surrounding area. Jobs are normally one of the first leading indicators of economic recovery. As people get jobs they start spending money and also buying houses.

All of my agents are busy showing properties and writing sales contracts and closing deals.

House values had been dropping but it appears that the values have stabilized and homes are selling. I will bring you some hard stats in the next post or two to validate what I am saying.

Another good sign for the Dyersburg real estate market is that the # of new foreclosures hitting the market is declining and also the # of houses selling on the courthouse steps(as part of foreclosure process) is also declining.

Two Restaurants Celebrating Grand Opening







Today I took both pictures of a celebration of sorts. I took a picture of the new Chick-fil-A opening tomorrow. There were tents everywhere for the people camping out trying to be part of the first 100 crowd.

The other picture was of McDonalds which had streamers everywhere. I guess they are also celebrating this new restaurant opening up right beside them.

Great things are happening in Dyersburg.
