Tennessee real estate markets forecast to be among the hottest in the country!

I just reviewed an article written by Fortune magazine discussing housing market forecasts across the country. The article went on to say that out of the top 20 hottest markets across the country for 2007, Memphis area ranked 16th, Nashville area ranked 12th, and Knoxville area ranked 15th. Merry Christmas and our service areas

Merry Christmas to all our readers and I hope you enjoy this time with your families.

For the last few days my family and I have been reading about the birth of Christ and indeed he is the reason for the season.

This blog is entitled "Dyersburg Tennessee real estate market conditions" but also includes the real estate market conditions for other counties surrounding Dyersburg. The Dyersburg zip codes are 38024 and 38025. The surrounding area zip codes that this blog covers and that Carousel Realty also services are as follows: 38034,38040,38059,38079 and 38080. I will say that the market conditions in all these areas (except Newbern,Tn)are lagging a little behind the Dyersburg market but as Dyersburg,Tennessee continues to grow and prosper, these other areas will benefit as well.

I also wanted to take the time to thank all our customers and clients (of Carousel Realty)for a great year and want to wish you and yours a very prosperous and happy new year.

Early in January 2007, I will post those sales numbers(2006) for the Dyersburg/Dyer County Board of Realtors so please come back for that.

Dyersburg,Tn market conditions within my company!

After the last article I posted, I got curious about what my company and I have done as far as real estate sales in 2006 verses what we did in 2005. I was shocked to see the increase we experienced this year over last year.

In 2005, my company sold $3.7 million in volume(a new company opened that took some of my agents). In 2006 it appears that we will sell a little over $5.08 million. That is an increase of over 35%.

I decided to take this further to see how I did personally. In 2005 I sold $1.5 million and in 2006 I will have sold(if other two deals close) just over $3.2 million. That is an increase of over 85%.

We have been discussing the Dyersburg real estate market being good but I guess I didn't realize that real estate sales have been this good. After the first of the year, I will pull the data that is available and let you know what our Dyer County board(as a whole) did in 2006 verses 2005.

One big reason I believe we are doing so well at Carousel Realty is because of customer service. Dyersburg taking off!!!

After having a good talk with the outgoing mayor-Bill Revell yesterday, I wanted to tell my readers his thoughts on the Dyersburg market.

First of all let me say that I approached the mayor a few weeks ago about selling a piece of his property to one of my clients. We negotiated back and forth and finally negotiated a contract that both parties signed. The mayor called me yesterday and asked me if my client got his loan and I said yes. He then told me someone else wanted to buy this property and the balance of his property around this parcel. The mayor then said that a deal is a deal. I have alot of respect for a man that keeps his word.

Then, right after this discussion the mayor told me "Mike, Dyersburg is about to take off". I told him I have been writing about that very thing for some time on this blog. All the dynamics are in place and indeed Dyersburg has already started "taking off". The property the mayor is selling is a piece of commercial property in a great location.

You are going to see the commercial market heat up very soon. You will see new car dealerships relocate their dealerships to new growing visable areas of the city and with their relocation you will see them on larger segments of land in order to increase their inventory. I also forsee a Sam's club coming to Dyersburg in the coming months and other shifts in the retail arena including new restaurants.

How does this affect the residential real estate market in Dyersburg? All of this commercial activity will indicate that the retail market for automobiles and other goods and services will be expected to grow at a much faster clip. All of these players are betting that Dyersburg will start growing. With this commercial growth comes more jobs and with more jobs comes more people and with more people the demand for housing will increase. In my opinion we will continue to experience a increase demand for existing homes and new homes. I also believe that home prices will continue to go up at least 3-5% annually for the next few years. In many parts of the country, home prices are declining but here in Dyersburg the housing market is still very good.

Hot buyer for Dyersburg,Tennessee real estate

I wanted to repost an article I wrote on my Tennesse lakefront properties blog. Hopefully, a Dyersburg area resident will read this post and call me in the next few days.

Three weeks ago I was showing my Texas clients the home at 100 Oak Ridge in Lakewood(near Dyersburg,Tennessee). Their comments told me they really liked the house. They also discussed putting an offer on the house but decided this was their second pick. We did put an offer on another house(not in Lakewood) and negotiated a contract near the same price that the Oak Ridge house just closed at.About a week ago we got a call from the listing agent that the seller has changed his mind about selling. My clients could continue to pursue this house but I believe they are ready to find another home. One of the first places we looked was in lakewood so I know they like the area.Their price range is from $275,000 to $325,000. They are looking for 3-4 bedrooms and need an office and also a game room. The living square feet needs to be above 3000'. The husband really needs some kind of outbuilding or shop or at least have room to build one on the property.They would like to be in a Dyersburg area or Lakewood home by the end of January. Dyersburg real estate market still good!

Just an update to our readers about the Dyersburg real estate market. I have talked to several agents and many of them say that their business is slowing. I talk to others that say their business is good. My agents and I are still really busy. I do not remember ever being this busy this close to Christmas.

I suspect that the top agents are still busy and the internet savvy agents are still busy. I consider myself in both camps.

I closed on the sale today of a house on 15 acres. I know I could have sold this property 15 times in the last 30 days while waiting to close on this sale. Many of the callers were mainly wanting land or farms. I did list a 10 acre farm three days ago about 2 miles north of Dyersburg. It is a great place to build a home and have the rest of the acreage for outbuildings and/or a barn. Part of this property is in the flood plane as it is right next to Lewis Creek. I have not seen this creek flood for a long long time(since Lakewood community was created with all the lakes)
I expect that when people find out about the availability of this acreage, it will sell. The farmer did tell me he might be willing to sell 1/2 of this farm and continue farming the other half.

We are still seeing alot of people moving in here from other areas. This guy today that bought the house and land moved here from California and he is planning to tear down the house and build himself a home, relocate his daughter to part of this property and his best friend to yet another parcel he is carving out of this property.
