New subdivision near Dyersburg

I just got off the phone with the developer of the new subdivision I have been talking about.
The name of the subdivision is Saddle Ridge. The lots will range in size from .75 acres to 3 acres.
The average price per lot will be $23,900. There are 46 lots with underground electric and water. The buyers will have to install a septic system. This new development is located just off Anderson Road which is about 2 miles from the Dyersburg city limits and about 2 miles from Hwy 412. (east of Dyersburg)The projected completion date for the new subdivision is April 1st, 2007. The lots can then be purchased at that time. I will be back here on Monday and put the plat up on this post.

New factory personnel on the way

My staff and I are already getting contacted by families moving in here with the two new factories(NSK Steering Systems and Briggs & Stratton). If you are one of the families relocating with these factories, please contact us also to assist you with your relocation. Our toll free number is 800-896-8016.

If you are a Dyersburg resident thinking about selling your home, there is absolutely no better time to put your home on the market. We have been writing for some time about the Dyersburg real estate market being in good shape but it is about to explode. If it appears that I am bullish on Dyersburg real estate, you are correct. I have been in the real estate business since 1992 but have never seen the market like this.

In about a week, I will post another article about a new subdivision taking shape and ready for you to purchase lots. We have discussed this subdivision in an earlier post but will update you sometime next week.

Another new factory announces for Dyersburg,Tn area

The headlines on Fridays State Gazette newspaper reads,"Newbern Lands Briggs & Stratton".
Outdoor Equipment Giant To Invest $22 million In Former Honeywell Building;Jobs Ramping Up In June For Production Start This Fall.

According to Laura Timms, public relations chief at the company's Milwaukee, Wisconsin global headquarters, we expect to be in the building(in Newbern,Tn) by June 2007 and production beginning in early fall. Other sources revealed that other new Briggs & Stratton plants started with about 100 employees(initially) and ramped up within a few years to count several hundred workers. Newbern is a small town located about 8 miles northeast of Dyersburg.

Here are the current locations of other plants within this company and the number of hourly workers.

Auburn,Alabama 625 hourly employees
Murray,Kentucky 870 hourly employees
Poplar Bluff, Missouri 845 hourly employees
Rolla, Missouri 635 hourly employees
Statesboro, Georgia 330 hourly employees
Wauwatosa, Wisconson 950 hourly employees

This is exciting news for the residents of Dyersburg,Newbern and all of Dyer County. This is the second plant to announce relocating here(in last 3 months). You will continue to see other plants and businesses relocate here because of the business climate here, availability of skilled labor, access to major highways, waterways and of course I155,I55,I40 and of course the new I69 coming right through Dyer County.

I will continue bringing late breaking news right here on this Dyersburg real estate blog. Please come back for more information as it relates to the Dyersburg,Tennessee real estate market.

Promised sales number for Dyersburg MLS 2006

I have finally tallied the sales numbers for our board for the year 2006. I went back in my archives Aug 1, 2006 and have copied and pasted the results I calculated from 2004 and 2005.

1. Our total real estate sales jumped 3.9% from 2004 to 2005 with average price jumping 3.3%2. Our total real estate sales jumped 4% (so far) from 2005 to 2006. Average price per home jumped 7% from same period 2005

Now for the new data(all of 2006):

1. Our total real estate sales were $58,299,280, which is an increase of 1.7% over 2005 number of $57,323,798
2. The average price per home sold was $102,293, which is an increase of 7.4% over 2005 average price per home($95,222)

Now what does this all mean for the Dyersburg,Tennessee and surrounding area market?

Our home sales are continuing in a "measured" growth period unlike most parts of the country that are actually declining. I did run the numbers for the first half of 2006 verses 2005 and that increase was about 4% and we ended up at 7.4 % for the year over 2005 so the second half of 2006 picked up steam.

The Dyersburg real estate market is indeed very healthy and still growing. We continue to be very busy with clients here at Carousel Realty. Both segments of our market(locals and out of state people) are both doing well.

Possible Toyota plant near Dyersburg?

The Wall Street Journal last week quoted an anonymous source stating that the Alamo,Tn megasite is in the running for a new Toyota plant location. In addition to the Crockett County site, another Tennessee city- Chattanooga is considered on the short list. Marion, Arkansas is also on that short list.

Currently, Nashville,Tn is the headquarters of the Nissan Motors-North America operation. Nissan and General Motors both currently have automotive assembly plants in Tennessee.

Former governor Ned Ray McWherter(in my opinion) did more for Tennessee preparing our infrastructure(roads and highways) and getting us ready for the automotive industry. And here locally, former mayor Bill Revell worked tirelessly to get the interstate built through this area.

With Alamo(Crockett County) on the route of future I69 and just a few miles from I40, they are a great location for an automotive assembly plant. And just like Blytheville,Arkansas the different plants provide jobs to Dyer Countians and most of the plant workers live in Dyersburg,Tennessee.

The Dyersburg State Gazette also wrote an article in Friday's paper also quoting the Wall Street Journal article.
