Dyersburg Real Estate Market "Red Hot" November-December 2011

The Dyersburg real estate market has turned red hot during the month of November and going into the month of December.

I cannot pinpoint why people are choosing to buy now unless it is just demand that has built up and now is just the time.

Although we are still selling lots of Dyersburg foreclosures, we are also starting to have more "regular home sales" as well.

Part of this business is move-ups and part of it is recent transfers in. I am thank-ful to be so busy and look forward to assisting your family with their Dyersburg relocation. My direct number is 731-589-7841 and my name is Mike Frazier.

Dyersburg Real Estate Market Conditions Sept. 2011

The Dyersburg real estate market conditions appear to be turning back positive once again. Although prices are generally 15-20% lower than they were in 2008. Back in late 2007 or early 2008 I did a post here stating that the market here was doing well subject to what happens to the national economy.

That statement would apply today as well. Our market appears to be on the mend but again subject to the national economy.

Although we have had a few plants to close in or near Dyersburg, the balance of the remaining plants appear to be doing quite well and many hiring new employees. I have written several posts about all the new jobs available in Dyersburg.

We have many who are moving into the Dyersburg area for jobs and those who are fortunate enough to have sold their homes back home are purchasing here. Today is Saturday and I am in the middle of negotiating a contract on a home I listed 2 days ago. Not bad huh?
I have a house sale closing on Monday. All of my agents are showing properties and closing on house sales. This kind of reminds me of 2007 and before when sales were doing well. Time will tell!

Dyersburg Real Estate Business Has A New Twist

Although we are not back to pre 2008 levels, the Dyersburg real estate market is pretty hot right now.

What has fanned the flames(besides pent up demand and record low interest rates) is FEMA(Federal Emergency Management Authority) money has just been paid to homeowners affected(house was totaled) by the recent flooding who were uncovered by flood insurance. Agents in my office and all over town are working with these people to snatch up homes.

Yesterday I tried to get one of my clients in to see a new listing and the listing agent told me she had received a accepted contract from a flood victim 1 hour before I called.

Dyersburg Pending Sales Not All Closing

In my last post I told you that our pending sales were up and that is a good sign. Since writing that post, I have seen several pending go back to square one because either the appraiser couldn't find recent comparable sales to support the purchase price or the underwriters just would not approve the buyer. Currently we have lots of willing buyers who are having trouble buying.

I just closed the sale of a Dyersburg real estate deal that took 8 weeks(twice the normal time for conventional) to close. This was supposed to be a slam dunk, credit score of almost 800, beautiful home in town that easily appraised for sales price, buyer going conventional loan and putting 20% down.

I can understand the lenders tightening the standards but now they have gone too far to the other extreme. My agents all have had deals go sour in the last 3-4 weeks because of one of the above conditions happening.

There are some fantastic deals available but please have your credit in order and be pre-approved for a home loan. Some people are finding out that the mortgage industry has changed drastically and mortgages are suddenly harder to acquire for a Dyersburg home purchase.

Very Busy Week With Clients Ends Tomorrow

This is the first time in quite some time that I have shown Dyersburg real estate almost everyday of the week. I still have some second showings tomorrow morning.

On Monday my family moving here from central Kentucky came down and the wife looked at property with me while the husband completed his final job interview at a plant here.They have 6 kids so we only looked at the larger homes. We have not decided on one yet and the wife will be back in a few days to look some more. They really need at least a 6 bedroom and the price range is between $200,000 and $285,000.

On Tuesday my middle Tennessee family came in to look and they have narrowed down their list to 2 properties. We go back tomorrow to make the final selection.

On Wednesday a doctor and his family came in and we looked at property and they have made their final pick.

On Thursday my clients from Natchez, Mississippi came in and we started looking at property at 2pm. I could not start any sooner as I had to march in the veterans parade and then eat at the national guard armory with the vets. However, this family narrowed their final list down to 3 and I am sure they are having a hard time deciding which one to buy.

Today, I caught up on my e-mail and also helped my maintenance man change out a water heater in one of our rental apts.

Tomorrow I wrap up the week hopefully with another contract and happy clients.

New Client Looking for Classy 4 Bedroom House in Dyersburg

A few days ago a new client called me and announced she would arrive in Dyersburg tomorrow and she is looking for a 4 bedroom classy house. I asked her what she meant by classy and she said a older house with lots of curb appeal, mature trees and a garage not on the front of the house. The price range is between $120,000 and $190,000.

Dyersburg real estate and more right here

Although my main job is helping people find and buy Dyersburg real estate(also have temporary housing), more and more people are calling me about the jobs I have been mentioning in previous posts.

These calls are giving me the opportunity to talk to these people and encourage them about jobs here in the Dyersburg area.

One of my good friends is a headhunter in Jackson,Tn and he told me yesterday about some engineering related jobs he is trying to fill near Dyersburg. Call me if you want me to hook you up with Jamie about an engineer type job(one of them is a quality control engineer). Don't forget that another of my friends is still trying to fill some positions at Eaton in Newbern. I can hook you up there as well.

The Dyersburg real estate market appears to be heating up(usually starts slowing down about now) and although almost half of the sales are foreclosures, many more are to people relocating to the Dyersburg area with jobs. About half of these people moving here are going to work just across the river in steel related businesses.

school is out and people are looking for homes to purchase

Our business slowed up considerable over the last 3 weeks but has really picked up since school got out last week. I am showing a guy from Iowa rental property tomorrow. He is wanting to invest in real estate(multi-family) in the Dyersburg area. I will keep you posted on his progress.I have several clients coming over the next couple of weeks. Another Florida family(he is a realtor in Florida) will be here to look in about 2 weeks(single family 4 bedroom up to $160,000). Another Florida customer is coming also in another 2-3 weeks to purchase a fixer upper. He called on the BlueBird road property but wants me to have 4-5 houses set up for him to view.

I have a retiring school teacher coming in from Hawaii on the 18th of this month to purchase a 3 bedroom home in the 60's.Also coming at the end of June is a family from California. They will be looking for a 3-4 bedroom home in the country up to $400,000.

The main reason I post this list of my clients and what they are looking for is because many realtors tell me they read my posts on this blog and they want to help me sell my clients their listings.

Several agents in my office are currently out showing property this Friday afternoon including Jackie Keeling. Jackie just shut down his Coldwell Banker Real Estate Office and came to work here at Carousel Realty. He told me he just wanted to concentrate on selling real estate one client at a time and not have to run a sales office. He owned his firm for about 8 years and is currently one of Dyersburg's top producing realtors. Needless to say, I am very happy to have him on board.
